When it comes to developments, Dubai is always one too many steps ahead of the game globally.

So, this time around - the Crown Prince of Dubai; Sheik Hamdan has announced the launch of Jebel Ali’s brand-new beach development; a 6.6 km beach, set to become a recreational destination with a focus on environmental preservation!

Let’s look into - Jebel Ali’s beach master plan:

The project is a significant component of the Dubai 2040 Urban Master Plan, which aims to expand and enhance the city's public beaches by 400%!

So, the Jebel Ali Beach Development Project is designed with a strong emphasis on environmental preservation. This project will transform the 6.6 km beach into a premier recreational destination, ensuring the protection of local ecosystems and wildlife.

This includes a beach located within the Jebel Ali Wildlife Sanctuary, a site of global environmental importance listed under the Ramsar Convention on Wetlands.

All the deets you need about this development:

The project will cover a total area of 330 hectares, making it the longest public open beach in Dubai.

It will feature two distinct areas: a 5km sandy beach developed by Nakheel and a 1.6km mangrove beach developed by Dubai Municipality. These areas will provide unique ecosystems and habitats for all kinds of living organisms, overall enhancing the project’s environmental value.

The beach development will also include an extensive recreational and service area, such as children’s play zones, sports and marine activity areas, and more. Key features will include a 2km open swimmable beach, a 2.5km diving sports area, and a walkway with viewing platforms seamlessly built into the natural environment. Plus, including a two-lane road in each direction, parking for 1,000 vehicles, 80 bicycle racks, a cycling track, and a 5 km running track - there’s a lot being revamped in this area.

To make things even better, the architectural design of the buildings and facilities has also drawn inspiration from natural geometry while buildings incorporate elements like coral shapes and turtle shells.

The project will also offer numerous investment opportunities for businesses of all types, including restaurants, leisure centres and retail outlets.

What else can residents expect?

The Pearl

Located near the entrance of Palm Jebel Ali, this area will serve as a vibrant centre for the public beach and recreational activities. It will feature a family-friendly beach, sports activities, a swimming pool, kids' play zones, a beach club, various restaurants, cafes, shops, and a floating restaurant.

The Sanctuary

The Sanctuary is an area focused purely on environmental conservation, hosting multiple recreational and sports activities that encourage safe environmental exploration for all the residents. It will house turtle habitats and natural sanctuaries for those interested in exploring.

The Nest

Situated within the mangrove area of the main development, The Nest will be set up as an educational and recreational space. It will feature an environmental centre for studies, turtle rehabilitation programs, and opportunities for visitors to learn about and contribute to the preservation of the coastal ecosystem.

The Dubai beach development plan also aims to achieve several other key objectives:

  • 100% development of beaches
  • 400% increase in service levels on public beaches
  • 56% increase in the length of night-swimmable beaches (equivalent to 450m)
  • 285% extension of cycling tracks along the beaches (equivalent to 15km)
  • 125% increase in the length of jogging tracks (equivalent to 11km)

Ongoing and future beach developments

In addition to the Jebel Ali Beach project, the Supreme Committee for Urban Planning and Quality of Life has awarded contracts for the development of Al Mamzar and Jumeirah 1 Beaches - Read more here.

These developments aim to transform these beaches into some of the most advanced and attractive in the world, featuring amenities such as the first 24/7 night-swimmable beach in Deira and extensive cycling and jogging tracks for those who enjoy a good outdoor workout.
