Let’s get down to the legalities - every single real estate broker at Allsopp & Allsopp holds a license to sell or rent property in Dubai. This license is provided by the Real Estate Regulatory Agency (RERA) providing that real estate brokers show adequate competency in their RERA exam. The Platform by Allsopp & Allsopp will provide you with a hub for all the properties you have showed an interest in, the feedback on properties you have already viewed, and all the documents involved including the contract when a transaction is complete. The Find My Agent feature is a revolutionary addition to the way you will view homes. The feature is aimed at eliminating the uncertainty of agents turning up on time and allowing you to keep to your tight schedules. You will be sent the property location and the live location of your agent on the way to the property and will receive a notification when the agent is on their way, around the corner and outside the property. You will have the option to make an offer or provide feedback once you have left the location of the property via a WhatsApp notification. Your feedback will be sent directly to the property owner.

We have an in-house property management department who manage a large portion of the properties we list for rent. Renting a property in Dubai that is managed can take away some stress when maintenance issues and perhaps any disputes that may occur. Your Questions Answered

5% of the annual rent and 10% of the annual rent if furnished.

Yes, Ejari registration and Dewa connection and deposits.

Ejari means my rent, and this is registered in Al Manara center for a fee of 220 AED the documents you will need for this:

  • Signed tenancy contract
  • Title deed
  • Owners passport, Visa, Emirates ID
  • Tenants original Emirates ID

Register Via Allsopp & Allsopp Home Move Service. There is a deposit of AED 2135.50 for apartments and AED 4135 for villas.

You must have a ‘visa in process’ letter and allow enough time so you will have it in hand as well as your Emirates ID before the contract starts to register your Ejari. Please note; if your application for the visa is unsuccessful you risk losing your deposit and agency fee.

The tenant pays the broker 5% of the total rental amount, subject to a minimum fee of AED 5,000.

On a standard contract it is 2 months’ notice with a 2-month penalty although some contracts can vary.

Yes, the tenant gets the automatic right to renew the tenancy contract at the end of the agreed period.

Not to the main first part of the contract, however we can add your wife to the addendum as an occupant.
